Pre-Construction Services & Management
Our approach to pre-construction services and construction management starts with the understanding that we have been hired as an integral part of the client’s team. As such we work closely with all parties to understand the client‘s goals, expectations and concerns for the project so that we can work together with the client and design team to deliver the project envisioned.
Our staff is a dedicated group of people with varying backgrounds that together create a team better than the sum of the parts. With degrees in Construction Management, service in the armed forces and a wealth of construction, business and life experience, we are able to provide our clients the best possible resources for their construction projects.
During the design process we can provide cost estimating services at the design development phase to see if the current design is on track with the budget expectation. Great care must be taken at this level of design detail to ensure that the estimate includes not only what is shown currently on the plans but what the final design is expected to be to prevent a budget surprise with the final construction set.
We manage the client’s program and departmental requested inclusions in the project. The client’s management staff & vendors need to provide input to the design for a successful project. If this input is not managed well by the client and the project management team, it can have a devastating impact on the budget and the construction schedule. It is imperative that staff and vendors understand that all of the program requirements need to be identified at the beginning of the project, not at the end of it.
Self- Performing Capabilities
We have craftsman on staff that is qualified and capable of doing concrete work, steel erection, framing, finish carpentry, window installation, doors and hardware installation, flooring installation and building specialties. We always determine what our cost to perform this work would be and solicit bids from other subcontractors to ensure that we get the lowest possible cost for our clients. Should the schedule or other issues dictate that TRC needs to self-perform any work item, we are able to do so. We will not provide an attractive fee proposal only to use self-performed work to enhance our margin. Additionally, on cost based contracts, all of our staff is billed at actual cost not on “billing” rates with hidden margins.
Green Building - LEED Projects
As the construction industry evolves, we continue to be sensitive to the needs and concerns of our clients and community regarding the impacts that our work has on the environment. We have taken many steps to lead our industry in this effort. TRC is a member of the US Green Building Council, and has LEED Accredited Professionals on staff. Furthermore, TRC completed the 1st LEED Platinum office building in Kitsap County. Our Superintendents have been trained to minimize construction waste, maximize waste diversion to recycling facilities, and maintain the highest indoor air quality.
Healthcare Construction/ASHE Certified
As a leader in healthcare construction, TRC is committed to having the most highly trained staff for medical and dental projects. Staff members have received their Healthcare Construction Certificates from ASHE (American Society for Healthcare Engineering). This certification recognized the additional training and coordination required for construction projects in the healthcare environment.
